This equips us to provide you with the very best advice for your specific situation.

Step 2 – Financial goal setting provides the road map to success

Generate a passive income of $100,000/year in retirement? Once we know where you are heading, we can provide advice about the best way to get you there.

Step 3 – Finance structuring is a crucial component to building your property portfolio

Their advice is generally delivered in three stages:

  1. CURRENT LOAN REVIEW: Your investment broker will review your current loan structures to ensure you are maximising your cash flow and have a competitive product. They will also establish the best strategy to unlock your sleeping equity ready for your next property acquisition.
  2. NEW PURCHASE LOAN STRUCTURE: After looking at your new loan structure and aligning it with your property plan, they will go out to market and find the bank and loan product that will best work in conjunction with your property acquisition.
  3. ANNUAL REVIEWS: After securing your loans it’s important that you get an annual health check to ensure you are maximising your cash flow and still have a really competitive product. We take care of this. You will be contacted and a review date set annually as a part of our complimentary review program.

Step 4 – Your journey starts with a personalised property wealth plan

This is a one-on-one consultation with a Property Strategist where we show you the power of a tailored property investment strategy, one that takes the following into consideration:

  • Your personal risk profile
  • Tax minimisation strategies
  • Timeframe to achieve your financial goals
  • The resources you have available to either get started, or grow your existing portfolio
  • Debt reduction strategies for non-deductible debt
  • Review of your existing portfolio and assessment with regards to how best to grow and build on that.

Your property wealth plan will be reviewed annually to see how you are progressing and assess if you need to make any adjustments to your short-, medium- or long-term plan.

Step 5 – Property Acquisition Australia

This is where we decide which properties on the market best meet the needs of your situation. In order to provide the very best advice at this stage, we are continually conducting extensive research around potential high growth areas nationally. This research covers:

  • Macros and micros (Key Market Indicators)
  • Rental returns
  • Infrastructure
  • Supply and demand
  • Population growth
  • Land content
  • Zoning

If the purchase of land and building of a new property is the way forward for you at any given time, you will have access to our carefully selected panel of investment builders, pulled from the best Australia has to offer. The relationship we have with the builders on our panel allows us to secure better quality extras (finishes and fittings) for our clients.

We are also right beside you throughout the entire process: getting your finance complete, assisting with settlement, monitoring the build  and even helping you get your property tenanted. Our goal is to make it an entirely stress free and seamless process.

Step 6 – Ongoing education and portfolio reviews

As a part of our ongoing support and education program, we conduct a full property portfolio review annually. This review focuses on the four main components that will ensure you are maximising the performance of your assets:

  1. We access market sales data in the location of your properties to objectively measure how your assets are progressing.
  2. We conduct a market rental appraisal to ensure you are actually receiving what is considered fair market rent in your area. (As an investor you need to ensure you are always putting the rent up when able as this increases your cash flow and allows you to duplicate with another investment sooner.)
  3. We do a full health check on all of your loans. Tweaking your loans, either by getting an interest rate reduction, fixing your loans or refinancing to a superior product, might save you thousands of dollars per year.
  4. At the end of the annual review you will be advised as to what your borrowing capacity is and whether you are in a position to expand your portfolio.
